Investment Risk Management of Construction Project

The goal of this paper is to evaluate economic efficiency of a development project, including sensitivity and probability analysis of selected residential development project. In theoretical part, the term "development project" is explained and project lifecycle is described. In this part there is also mentioned, how cash flow is determined, how cash flow report is created, and how economic efficiency indicators are calculated. It also describes specific risks of a development project. In the end of theoretical part, possible risk identification and evaluation methods are described. Practical part is focused on an actual development project. It evaluates the project using economic efficiency indicators, sensitivity analysis and probability analysis.
Cost management development activities

This thesis takes the form of two separate fractions. Theoretical context, in which the real estate developer, the construction project is defined, costs in connection therewith arise are characterized and also methods for analyzing these costs are mentioned, is Chapter 1. Practical fraction consisting of a cost analysis of model development company and model construction project, forms Chapter 2 and Chapter 3. In conclusion, the practical analysis outputs are interpreted and some recommendations to optimize costs are presented.

The theoretical part is focused on the explanation of basic concepts and methods, that are used in the field of project management. The practical part deals with the organization of a construction project of a chosen private company. The company represents the investor of the project as well as the main supplier. The thesis describes the organization of the pre-investment phase of the project, specifically the use of an unutilized land.

Analysis of Economic Risk of the Construction Project

This thesis deals with the risk analysis and risk management of a construction project, their detailed characteristics and classification. In the practical part, knowledge and findings from the theoretical part are applied to a project aimed at the reconstruction and completion of an indoors swimming pool in the town Kuřim. In the course of the risk analysis assessment, important information on the project were given, furthermore, risks were identified, the intensity of their impact and likelihood of their development was established, and measures to reduce the risks were recommended.
Comparison of methods for valuation of buildings in the Czech Republic and Russia

There is a close cooperation between Russia and the Czech Republic. Trade takes place in construction industry both with the supplies of investments as well as in other areas and activities. It is quite clear, that the experts need to understand the rules of pricing in construction industry in the respective countries. Apparently, methods of valuation of building projects in Russia and Czech Republic need to be compared. Thesis tackles the problems of life-cycle of construction projects and valuation of buildings in Russia and the Czech Republic. Problems under construction have been analyzed. Dissertation explains the questions of methodology and valuation procedures, and with this related legislation, sorting systems, normative documents. The problem of calculating of unit prices of construction work has been explained. Theoretical part is complemented practical examples of comparison of building estimation in Russian and Czech estimating system. The main result of the work is the comparison of methods for valuation of buildings in Czech Republic and Russia in construction projects. The assessments of methods for valuation of buildings in these countries and their comparison with the selected criteria have been made.

The subject of the diploma thesis "Management of Construction Projects" is a description of the management process and its' application to a model case. The first part deals with the theoretical structure of project management, construction management and construction project delivery methods. The second part applies the theoretical knowledge to a concrete construction project. Primarily, the benefit analysis is performed for the chosen project delivery methods. Subsequently, the personal proposal for the management process is developed, which incorporates organizational, time, cost, quality and risk components of the project. Finally, the model construction project. is summarized and assessed.

This diploma thesis deals with management of projects with specialized software. It contains principles of project management in general and in construction projects. For this purpose, it’s primarily devoted to MS Project (general), BUILDpower and CONTEC (construction projects). Thesis also offers a look at the possibilities of combining the advantages of both approaches. For practical examples, there is representative construction project in pre-investment phase. This project or its parts is elaborated in mentioned software.
Dispute Resolution in Construction Projects according to FIDIC Contract Forms

and Keywords Dispute Resolution in Construction Projects According to FIDIC Contract Forms The aim of this work is to provide an overview and analysis of individual dispute resolution mechanisms offered by FIDIC contract models. There have always been disputes in the construction industry, and it is certain that there will be disputes also in the future. These disputes often have their origins in poorly drafted contracts or in a lack of respect for the contracts as they exist. If a dispute arises, it must be resolved quickly and at minimal cost. Therefore, it is necessary that contracts contain an effective tool for dispute resolution. The FIDIC models contain this tool as an elaborate multi-stage dispute resolution system, which is presented in the context of Czech law and legal theory in four parts of this work. The first part contains a general introduction to the issue of the construction project, the world of FIDIC, and the introduction of individual models of FIDIC contracts. In the Czech Republic, the most frequently used FIDIC contract models for the adjustment of the relationship between the client and the contractor are the models from the 1999 rainbow suite; therefore the work emphasizes the introduction of their internal organization and individual instances in dispute resolution.
